Where Ladoga Roofs Really Start Leaking

When a ceiling stains, the hole is rarely out in the middle of a slope. Water almost always gets in where the roof stops being a roof, which means anywhere something comes through it or runs up against it.

Chimneys lead the list every time. The metal that ties a chimney into the roof has two parts, one worked into the mortar joints and one laid over the shingles, and when somebody has replaced only the half they could reach, the upper piece is often a smear of sealant that gave out seasons ago.

Plumbing stacks come next. The rubber collar around a stack dries out and splits, usually on the side that takes the most sun, and the crack sits directly above an interior wall.

Kitchen and bath exhausts fail the same way, along with any mount that somebody drove straight through the shingles for a dish or a cable run. Every one of those holes was sealed on the day it was made, and sealant is the fastest aging part of the entire assembly.

Valleys and eaves make up the other pattern, and both come down to volume and ice. A valley concentrates water, so any lifted edge along it takes real pressure during a downpour. At the eave, meltwater that refreezes over the cold overhang builds a ridge of ice and backs water up under the courses above.

Neither of those situations needs a defect to start leaking. They just need enough water and a detail that wasn't done properly.

Tracking a leak takes patience, since water runs along rafters and follows nails a long way before it drops. A stain over the dining room can start well up the slope or even on the far side of a ridge. We look from inside first with the lights off, mark where the framing is actually wet rather than where the drywall is stained, and only then go up top with a fair idea of what we're hunting for.

Pitch, Access and Your Ladoga Estimate

Two things about your particular house move an estimate more than most homeowners expect, and neither one has anything to do with the material. The first is how steep the roof is. Up to a certain pitch a crew walks the surface, carries bundles up the ladder and works at a steady pace.

Past that point everything changes. Roof jacks and planking go up first, anchors get set, bundles are moved in smaller loads, and the pace drops noticeably. On a very steep house the labor can be a different order of magnitude from a ranch with the same area.

The second is access. A crew needs somewhere to park the dump trailer close enough that debris goes straight into it instead of onto your lawn and then into it a second time by hand.

They need room to set ladders on more than one side, a place for the material to land, and a path that doesn't run through a flower bed. When a house sits on a tight lot with a fence line close to the walls, mature plantings under the eaves, or a driveway that only reaches one corner, all of that becomes hand work and it shows up in the hours.

Height compounds both. A two story house with a walkout at the back can have one eave at a comfortable ladder height and another a full story further down, and the far side may need staging that a single story house never requires. Wires crossing the driveway, a low limb over the roof, or a screened porch that has to be covered and protected all add time before anybody touches a shingle.

None of this is padding, and any of it can be talked through. Sometimes moving a car out of the way or taking down a section of fence for a couple of days genuinely changes what the work takes, and a limb trimmed back ahead of time can do the same. We'd rather tell you that in advance than absorb it quietly or spring it on you once the crew is already in your driveway.

If We Find Storm Damage on Your Roof

Sometimes the inspection turns up something a homeowner did not know was there. Hail leaves bruises that you feel more than see, soft spots where the granules have been knocked loose and the mat gives slightly under a thumb.

Wind leaves creased tabs that look fine lying flat and crack the moment they are lifted. The soft metals on your roof, the vent caps and any exposed flashing, usually show it first, which is why we check them early.

If that is what we find, the conversation shifts. We document the damage carefully, by slope, with enough context in each frame to be useful to somebody who wasn't standing there.

Then you decide whether to open a claim. That call is yours to make, and it's worth thinking about, since a small amount of cosmetic damage isn't always worth a claim on your record.

If you do file, we will meet your adjuster at the house and walk the roof with him. Having somebody there who can point to the specific test squares and explain what the marks are tends to make the visit shorter and the outcome more accurate. We answer the adjuster's questions, we do not argue his job for him, and if his scope misses something we saw, we put it in writing with the photographs attached.

What we'll not do is tell you how your claim will turn out, since that's not ours to say, and we won't offer to make your deductible disappear. Anyone offering that is describing insurance fraud and putting your policy at risk to close a sale. Our part is the roof and the documentation.

Your carrier decides the rest, and we build to whatever scope comes back, adding anything we believe was missed as a written supplement with photographs behind it. If the damage turns out to be minor enough that a repair makes more sense than a claim, we will say that too, even though it is the smaller job for us.

Spring Storms and the Ladoga Claim Window

Hail season here runs through the spring and into early summer, and it is unpredictable in a way that surprises people. A storm can drop damaging stones over a few streets and leave the next neighborhood untouched.

Size isn't the whole story either. Small stones driven by a hard wind can do more to a roof than larger ones falling straight down, and roofs on the side of the house facing the storm take the brunt while the opposite slope shows almost nothing.

The damage itself is easy to miss from the ground. What we look for is bruising, a soft spot where the impact knocked the granules loose and fractured the mat underneath, which you feel with a thumb more than you see.

Soft metals give it away faster. Dents in vent caps, gutters and any exposed flashing tell us stones of a certain size actually hit the house, which matters more than what anybody remembers hearing that night.

Timing is the part homeowners get wrong. Most policies expect a claim to be reported within a reasonable period after the storm, and the further you get from the date, the harder it becomes to connect the damage to a particular event.

Waiting until a leak shows up can put you outside that window entirely. So after a storm that had you looking out the window, it's worth having somebody go up and document the condition even if nothing is dripping.

What we will not do is decide for you. Not every hit is worth filing on, especially if the damage is limited and cosmetic, and there's a real cost to opening a claim you did not need.

Our part is an honest look, clear photographs by slope, and a straight answer about whether what we found rises to the level of storm damage or is simply a roof that has been out in the weather for a long time. You take that to your carrier and make your own decision.

Questions Worth Asking Any Ladoga Roofer

Start with who will actually be on the roof. Ask whether the crew works for the company or is brought in for the week, whether the same lead has run jobs for them for a while, and who you call if something goes sideways on day two.

It's a fair question and nobody honest minds it. What you're listening for is whether one identifiable person is accountable from tear-off through the final walk.

Ask next what happens to the deck. Any roofer will say they check it.

Push a little further: are they refastening the existing sheathing to the rafters, what does a bad board have to look like before it gets replaced, and what does replacement cost by the sheet. A contractor who has thought about this will answer without hesitating, because it comes up on nearly every tear-off.

The warranty question needs to be asked in two parts, since there are two different things being promised. One covers the material and comes from whoever made it. The other covers the installation and comes from the company standing in your kitchen.

Ask how long the workmanship coverage runs, what would void it, and whether it survives if you sell the house. Ask also what the company would do if a leak showed up in the third winter.

Finish with the practical items. How do change orders work and will you see photographs and a price before anything extra is done. What happens if the deck under a valley turns out to be soft.

Who pulls the permit if your town wants one. And how does the site get cleaned, specifically whether they run a rolling magnet across the yard and the drive at the end of each day, not just at the end of the job. Nails in a tire are the most common complaint homeowners have after a reroof, and the answer to that question tells you a great deal about how the rest of the work will be done.
